How to Choose a Custom Home Builder on Southern Vancouver Island | UO Custom Homes

Building a custom home is one of the biggest decisions you'll ever make. The right builder makes it one of the best experiences of your life. The wrong one makes it one of the worst.


On Southern Vancouver Island — from Sooke to Langford to the Westshore — there's no shortage of builders. But knowing how to tell them apart before you sign anything? That's where most people struggle.


Here's what to look for. And what to watch out for.


THE FIRST QUESTION: WHO WILL ACTUALLY BE ON SITE?


This one separates the boutique builders from the volume builders fast.


Larger construction companies often assign a project manager or site superintendent to your build. That person may be managing three or four other projects at the same time. When you have a question, you call the office. When there's a problem, someone passes a message. By the time it gets resolved, you've lost a week.


With a smaller, owner-operated builder, the person who shook your hand at the first meeting is the same person on site every day. They know every decision that's been made. They know where every dollar went. And they answer the phone when you call.


Ask directly: "Who will be my day-to-day contact during the build, and how often will they be on site?" If the answer is vague, that's your answer.


CHECK THEIR TRACK RECORD — AND NOT JUST THE PHOTOS


A builder's portfolio shows you what they can build. It doesn't show you how they treated the people they built it for.


Ask for references from recent clients. Not just one. Two or three. And call them. Ask how the communication was. Ask if there were surprises. Ask if they'd build with them again.


In a community like Sooke or Langford, reputation travels. The builders who do right by their clients don't have to work hard to find new ones — their clients do it for them.


UNDERSTAND HOW THEY PRICE THE WORK


There are two main contract structures in custom home building: fixed-price and cost-plus.


Fixed-price means you agree on a number upfront. The builder carries the risk if costs go over. In theory, that sounds safe. In practice, it often means the builder prices in a significant contingency buffer — and you pay for it whether things go wrong or not.


Cost-plus means you pay the actual cost of construction — materials, labour, trades — plus a builder fee. Every invoice is visible. No hidden markups. You know exactly where your money goes.


Whatever the structure, ask for a detailed scope of work before anything is agreed. The more specific it is, the fewer surprises you'll have.


VERIFY LICENSING AND INSURANCE


In BC, any builder constructing a new home must be licensed with BC Housing as a residential builder. This isn't optional — it's the law.


Every new home in BC also requires a 2-5-10 new home warranty: two years on materials and labour, five years on the building envelope, ten years on structure. Your builder should be enrolled in a warranty program before a single nail goes in. Ask to see proof of both.


COMMUNICATION IS THE BUILD


The quality of a custom home build is directly related to the quality of communication throughout the process.


How often will you get updates? Who do you contact if something comes up? How are decisions documented? The best builders make you feel informed, not managed. You should never feel like you're chasing your builder for information about your own home.


TRUST YOUR GUT


After all the research, the reference checks, and the contract review — trust how you feel sitting across from this person.


The right builder should make you feel safe. Heard. Confident that your home is in good hands. That's the standard. Hold to it.
